If you live anywhere in Aragón and have been thinking about buying a beachfront apartment for a while, sooner or later the same question arises: does it make sense to go all the way to Barcelona or Alicante when the coast of Castellón is closer, more accessible and costs up to 22 per cent less?
The answer is no. Let us explain why.
Why Aragón is increasingly turning its attention to the Mediterranean
When the sea is just a few hours from home, a second home ceases to be a one-off luxury and becomes an apartment you can truly enjoy.
A long weekend in May, a weekend in October, a spare week in June before the summer holidays begin… When distance isn’t an issue, a beachfront apartment becomes part of your lifestyle.
That’s exactly what the Costa de Azahar offers buyers from Aragón: real proximity – not just in kilometres, but also in terms of travel time and cost.
The figures that explain why Castellón comes out on top
From Aragón, there are three Mediterranean coastlines within easy reach: the Costa del Garraf in Barcelona, the Costa Dorada in Tarragona and the Costa de Azahar in Castellón. All are less than four hours away. All have beaches. But the prices are worlds apart.
Of the three, the Costa de Azahar is the most affordable. The average price of a second home in its coastal towns is 1,251 euros per square metre, 21.91 per cent lower than on the Costa Dorada. In other words, for the same apartment you’d buy in Salou or Cambrils, here you’d pay almost a quarter less.
Within Castellón, the Oropesa del Mar is among the most affordable options. It is a well-established area, with all the necessary amenities and a mature tourism industry, at a price well below that of any comparable town on the Costa Dorada or the Costa del Garraf.
The Castellón coast: an area you’re already familiar with
Not all areas of the Mediterranean are the same; distance matters, but so does what you find when you arrive.
Oropesa del Mar And Cabanes is a destination that many Aragonese already know first-hand. That’s no small matter; it means you’re choosing a place you’re familiar with. The area has good infrastructure and amenities. What’s more, it has a long track record as a successful holiday destination.
Added to this is Magic World, the theme park that makes it a particularly attractive option for families, as well as amenities such as supermarkets and restaurants. In short, it has everything you need to ensure a comfortable stay, whether short or long, without having to get in the car for everything.
As for prices, Oropesa del Mar averages around 1,399 euros per square metre, well below what you’d pay in Sitges, Salou or any established resort in the northern Mediterranean. And that’s just the market average. For brand-new properties right on the beachfront, the actual value per square metre is a different matter altogether.
Transport links: closer than it seems
The three Aragonese provincial capitals are well connected to Oropesa del Mar and Cabanes. Teruel is the closest, less than two hours’ drive away, whilst Zaragoza and Huesca are around three and a half hours away. These distances make a long weekend a getaway with a real quality of life.
By road

To get there by car from Zaragoza, take the A-23 until it joins the AP-7. The N-340 is a toll-free alternative for those who prefer to avoid the motorway. From Teruel, given its proximity, the car is by far the most practical option.
Available developments: Cristal and Amanecer

Inseryal Marina d’Or’s developments are situated right on the beachfront. The most notable are Cristal 1, Cristal 2, Amanecer 2 and Amanecer 3; all these seafront developments feature swimming pools, spas and sports facilities, amongst other communal areas.
We hand over the apartment fully furnished, equipped and decorated down to the last detail. Ready to move into! No renovations or outstanding purchases. You arrive, open the door and start enjoying it straight away.
Show apartments are always available at Oropesa del Mar and Cabanes so you can see and get a feel for what it would be like to live there before you decide.
Prices start from €239,000, which is very competitive given what’s on offer: right on the beachfront, in an established area, and ready to move into.
Compare that figure with what you’d see on the Costa Dorada and the difference speaks for itself. For the price of a second-hand apartment in Sitges or Salou, here you’re moving into a brand-new, sea-front, furnished property.
Can I customise the apartment?
Depending on the stage of construction, you’ll be able to choose finishes and materials. This is arranged with the sales team depending on the development and the timing of your purchase.
When will it be ready?
Each development has its own timetable, which you’ll be informed of when you get in touch.
What does the furnished option include?
Everything. Furniture, appliances and décor. The idea is that you don’t have to worry about a thing.
