Buying a beachfront apartment is one of the most common financial decisions made by families from Aragón, Madrid and Castilla-La Mancha looking for a second home on the Castellón coast.
It is also one of the decisions where the most mistakes are made: property orientations that turn the living room into an oven, buildings damaged by saltpetre and tax surprises at the notary’s office.
This guide summarises what really matters before signing on the dotted line, with tax information updated to June 2026 and specific examples from the ‘Costa de Azahar’ (The Real Estate Guide), available at Oropesa del Mar and Cabanes.
If you’re already exploring different areas, you can see what’s currently being built in the new-build apartments listings at Oropesa del Mar and Cabanes and compare property types and actual prices.
Beachfront or second-line?
Beachfront property is more expensive for one simple reason: there is very little of it and no more is being built. Coastal regulations limit the amount of land available for development by the sea, so a beachfront apartment is a scarce asset.
This sustains its price during good market cycles and protects it during bad ones. Second-line properties reduce the initial outlay, but also future liquidity: when you want to sell, the buyer will always ask about the views first.
| Criteria | Beachfront | Second line |
|---|---|---|
| Entry price | Higher | More affordable |
| Resale demand | High and steady | Medium, depending on the area |
| Exposure to salt spray | Higher, requires specially treated materials | Lower |
| Views and experience | Direct sea views | Partial or no sea views |
A real-life example of this difference can be seen at Torre la Sal beach, at Oropesa del Mar / Cabanes: the Amanecer 3 building is situated right on the seafront, whilst the Cristal building is 379 metres from the beach and has a lower entry price. Same location, two different buying strategies.
What is the best orientation for a sea-front apartment?
On the Spanish Mediterranean coast, the best orientation for a sea-front apartment is east or south-east: morning sun, a terrace that can be used in August and natural light in winter. A west-facing apartment suffers from the afternoon sun and drives up air-conditioning costs.
On the Castellón coast, an east-facing orientation means the building faces the sea, so on the seafront, views and thermal comfort usually go hand in hand.
Also check the insulation: a modern building with high-quality joinery and double glazing makes all the difference to your electricity bill in July and August, in an area with over 300 days of sunshine a year and an average annual temperature of around 19 degrees.
Taxes when buying a beachfront apartment in 2026
Here is the most significant change of the year – and one that almost no guide has covered yet. The general rule remains the same: according to the Tax Agency, the sale of new homes by a developer is subject to VAT, whilst second-hand homes are subject to Property Transfer Tax.
What has changed, however, are the tax rates in the Valencian Community.
From 1 June 2026, with the entry into force of the amendments to Law 5/2025 of the Valencian Regional Government:
- New-build properties: 10% VAT on the price, plus 1.4% stamp duty in the Valencian Community.
- Second-hand properties: Property Transfer Tax (ITP) at a standard rate of 9% in the Valencian Community (previously 10%).
- VAT and property transfer tax are mutually exclusive: you pay one or the other, never both.
In practical terms: the tax difference between buying a new-build and a second-hand property on the Castellón coast has narrowed to just over two percentage points.
In return for this difference, new-build properties come with construction guarantees, materials suited to the coastal environment and no outstanding renovation work. You can find further details on the official criteria in the Tax Agency’s guide on VAT and property transfer tax (ITP) when buying a home. Remember to include notary, land registry and administrative agency fees in your total budget.

New-build or second-hand: salt spray has a bigger impact than you might think
The marine environment is corrosive. In an old building by the sea, metal railings, ironwork and poorly protected structural elements accumulate maintenance costs that are rarely reflected in the sale price.
Before buying a second-hand property on the coast, check the pillars, cornices and terraces for cracks, rust and damp, and ask for the owners’ association records: outstanding service charges are the classic surprise for the beachfront buyer.
New-build properties address these underlying issues from the outset: aluminium or PVC window and door frames, paint and cladding designed to withstand salt spray, thermal insulation compliant with the Technical Building Code, and legal guarantees from the developer.
In practice, you’re buying a decade’s worth of peace of mind when it comes to maintenance, precisely in an environment where the cost of not having it is highest.
Where to buy: the cases of Oropesa del Mar and Costa de Azahar
The location is just as important as the property itself. A useful rule of thumb: look for towns that are lively and offer amenities all year round, not just in August. The Costa de Azahar, in the province of Castellón, combines prices that are still reasonable compared to other Mediterranean destinations with an area undergoing significant investment.

Specific details about the area around Oropesa del Mar / Cabanes: the former Marina d'Or complex now operates as Magic World following a €40 million investment by Grupo Fuertes and Magic Costa Blanca, a transformation that is expected to boost the value of nearby properties.
In terms of transport links, Castellón Airport is 20 minutes away, Valencia Airport is an hour away, and the Oropesa del Mar station provides train connections to Madrid and Barcelona.

The full budget: purchase price and annual costs
The price of the apartment is just the first item on the budget. Always break it down into three categories:
- Purchase: price plus taxes (VAT and stamp duty, or property transfer tax) plus notary, land registry and administrative fees. Overall, set aside between 11% and 13% on top of the purchase price.
- Annual expenses: council tax, service charge and home insurance. Estates with swimming pools, gardens and communal areas have higher service charges, but these very facilities help maintain the resale value.
- Maintenance fund: on the coast, an annual fund for minor repairs helps avoid unexpected costs. In new-build properties, this cost is minimal during the first few years.
As a market benchmark in the area, the current developments at Inseryal by Marina d'Or on Torre la Sal start from 246,900 euros in the Edificio Cristal and from 249,000 euros in the Amanecer complex, right on the beachfront, with a parking space included and delivered furnished as per the specifications.
Marina d'Or in Oropesa del Mar combines a great climate, the leisure activities of Magic World and new-build properties right on the beach. Before you make your decision, here’s what you need to know Why it’s worth living at Marina d'Or.
Frequently asked questions about buying a beachfront apartment
What is the best aspect for a sea-front apartment?
On the Spanish Mediterranean coast, an east or south-east facing apartment is the most sought-after: it catches the morning sun, moderates the afternoon heat in summer and makes the most of the light in winter. On the seafront, a sea-facing orientation usually coincides with an east-facing one, combining views with thermal comfort.
What taxes are payable when buying a beachfront apartment in 2026?
If the apartment is a new-build, you’ll pay 10 per cent VAT plus Stamp Duty (AJD), which in the Valencian Community has been 1.4 per cent since 1 June 2026. If it is a second-hand property, you will pay Property Transfer Tax (ITP), at a standard rate of 9% in the Valencian Community from that same date.
Is it better to buy a seafront property or one set back from the beach?
A beachfront property offers sea views, greater demand from future buyers and better long-term price performance, in exchange for a higher initial price. A second-line property reduces the initial outlay and direct exposure to sea salt. If your budget allows, a beachfront property in established areas tends to hold its value better.
How much does it cost to maintain a beachfront apartment each year?
Typical annual costs include the municipal property tax (IBI), service charges (higher in complexes with swimming pools, gardens and lifts), utilities and home insurance. For a typical apartment on the Castellón coast, the combined cost of property tax and service charges is usually around euros per year, depending on the building and the municipality.
Is it worth buying a new-build property on the coast?
In coastal areas, new-build properties feature aluminium or PVC window frames, better thermal insulation and materials designed to withstand salt spray, which reduces future maintenance costs. Following the Valencian Community’s tax cut in June 2026, the tax difference between new-build properties (10% VAT plus 1.4% stamp duty) and second-hand properties (9% property transfer tax) is minimal, making new-build properties more attractive.
The next logical step isn’t to keep reading guides: it’s to visit a real apartment. Inseryal by Marina d'Or has show apartments available to view at Oropesa del Mar / Cabanes. Request information and book your visit to the show home at Oropesa del Mar and compare options carefully before making a decision.
A key step in any purchase is the arras contract, which decides what happens if someone pulls out. It is explained in a separate guide: arras contract: types and consequences.
